Flat and low-slope roofs need a different approach than shingles. We repair leaks, rebuild damaged decking and install new roof membranes on homes and buildings across our New York counties.

Flat roofs are common on row houses, additions, garages, porches and commercial buildings across New York City, Long Island and the rest of our service area. They don’t shed water the way a pitched roof does, so the membrane, seams and flashing all have to be right.
Our flat roof work includes:
- Repairing leaks at seams, edges, drains and penetrations
- Removing wet insulation and rebuilding damaged decking and framing
- Installing new flat roof membranes, including torch-down modified bitumen
- Flashing at parapet walls, curbs, chimneys and roof edges

Ponding water
Water that sits for days after rain wears out the membrane and finds every weak seam.
Blisters, cracks and open seams
Bubbles, splits and lifted seams in the roofing let water underneath.
Soft or spongy areas
Usually a sign that water has soaked the insulation or decking below.
Failing flashing
Edges, parapet walls, drains and roof penetrations are where flat roofs most often leak.

How we approach a flat roof

Inspect
We check the membrane, seams, edges, drains and flashing, and look for wet or soft areas.

Repair or replace
Localized damage can often be repaired. Widespread failure or saturated decking usually means replacement.
- 03
Rebuild what's damaged
Wet insulation and rotted decking are removed and rebuilt before new roofing goes on.
- 04
New roofing and flashing
The new roof system is installed with proper flashing at every edge, wall and penetration.

Can you fix ponding?
Sometimes ponding can be improved when the roof is rebuilt, for example by correcting the slope toward drains. We'll look at the cause and explain the options.
Can a flat roof be repaired instead of replaced?
If the damage is limited and the rest of the roof is sound, yes. If water has spread under the membrane, replacement is usually the lasting fix.
